First we’ll define your brief and undertake a measured site survey to produce a series of initial scale concept drawings comprising a selection of solutions representing various degrees of scope and budget.

Working in ongoing dialogue, these initial concepts will be honed to the point where you will reach an ultimate scheme which delivers all of your requirements and usually more. At this point you will either approach contractors for estimations or proceed directly to planning.

Your concept will be presented as architectural scale floor plan and elevation annotated drawings suitable for submission to your local planning authority for a Householder Planning Application or Certificate of Lawful Development

Once your scheme has the planning go-ahead, we will help you take your next steps.

You’ll be given access to our black book of suggested contractors including structural engineers, construction professionals, interior and landscape designers.

Most of our projects do not require building regulations drawings for full plans building control submissions, but should you require them our trusted architectural partners can produce them for reasonable fees.

While we do not provide full designer dutyholder project management services, we will remain on the end of a phone call or WhatsApp to answer any queries or provide clarity on any aspect of the design.
